Cascade Village Manufactured Home Community (“Cascade Village”) is a 55 plus luxury retirement community that received its original approval in 1978 as a mobile home park known as “Ranch Village” when the property was in Deschutes County. Over the years, several county approvals expanded out the mobile home development under various ownerships and mobile home park name changes. In 1999, the property was annexed into the City of Bend and the community continues to grow. There are presently 120 lots, and with another 58 lots being added, Cascade Village will soon double from its original 89 lots to a total of 178 lots.
There is no monthly HOA fee at Cascade Village. All community amenities, services, activities and events are provided to residents as part of the monthly space fee.

Residents are permitted to make modifications to their homes or lots in accordance with the Community Rules and Regulations. A Lot Improvement Request Form is available in the clubhouse. This form can be completed with the details of your modification request and submitted to the Community Manager for review.
Cascade Village features a community clubhouse with resident kitchen, resident library, billiard room, card room and a multi-purpose room. There is also a gas barbecue grill on the clubhouse deck. In addition, a new fitness center and pool area are ready to be enjoyed. The seasonal pool is maintained daily by our staff. The fitness center features dumbells, medicine balls, a treadmill, recumbent cycle and also a water rower. Complimentary water yoga classes are offered weekly, as well as other activities that include pinochle, bunco, bible study and movie nights.
Cascade Village Management will maintain and make repairs as necessary for the common areas and amenities within the community. Residents are responsible for maintaining their lots and homes within the community, including maintaining their respective landscaping, trees, and irrigation system. Cascade Village Management also provides courtesy irrigation blowout services in the fall, and snow removal services for the streets during the winter.
Cascade Village Management will bill residents at the end of every quarter for their water usage based on the submeters located on each lot within the community. Accounts for electricity, trash services, cable/internet, and natural gas (if applicable) will need to be set up by the resident upon acceptance into the community. Details regarding which utility companies serve the community can be found in the Statement of Policy.
Pets are welcomed at Cascade Village. There is a weight restriction on pets of 50 pounds maximum. More details regarding the pet policy can be found in the Rules and Regulations.
At Cascade Village, we have partnered with Bend Patrol Services (“BPS”) for nightly patrols of our community. There are BPS signs located throughout the community for residents to call if they notice anything suspicious.
Resident guests are limited to 14 days stay per calendar year and must be registered with Cascade Village Management. Guests may use the community facilities and amenities with the resident present with them. Additionally, children under the age of 18 are permitted to use the pool with a resident between 10:00 a.m. to 12:00 p.m. daily.
Smoking is strictly prohibited in all community common areas and facilities.
You may drive your personal golf cart or LSV in the community in a safe and responsible manner. Please ensure your vehicle has all the proper equipment and observe Oregon Golf Cart Laws while using these vehicles.
